THE NITTY GRITTY: ABOUT THE PLACE
Q: Do I get the whole place to myself?
A: You do indeed. No awkward chats with strangers in the hallway — it’s all yours to enjoy.
Q: What’s included?
A: Beds made, fluffy towels, Wi-Fi faster than a teenager’s eye-roll, fully equipped kitchen, Bramley toiletries, and a few nice extras (because we’re good like that).
Q: Any outdoor space?
A: There is! Glorious lawned garden and separate outside kitchen with dining for up to 12 - perfect for morning coffees evening tipples or gourmet supper. You’ll find our pigs, chickens and ducks in the paddock
Q. What about the animals?
A. Someone will look after the chickens, ducks and pigs throughout your stay. Feel free to say hello but please don’t feed them or scare them and be careful – piggies like an occasional nibble.
CHECK-IN SHENANIGANS
Q: When can I check in and out?
A: Check-in from 4pm check-out by 11am. We need time to make everything sparkle for the next lucky guest.
Q: Can I arrive early or leave late?
A: Maybe! Drop us a message and we’ll see what we can do. No promises, but we’ll try to help if we’re not flipping it for the next guests.
Q: How do I get in?
A: Keys are kept in a lockbox. We’ll give you the code on check in day. Please return the keys to the lockbox when you leave
PARKING & GETTING ABOUT
Q: Is there parking?
A: Yes. Parking for up to 8 cars
Q: What about public transport?
A: The nearest train station is Stamford, about 5 minutes taxi drive away and there’s a bus stop opposite the house. Getting here without a car is doable — but taxis may become your new best friend. With notice, we can organise transfers for you.
SLEEPING ARRANGEMENTS
Q: How many does it sleep?
A: Sleeps 10 comfortably in 5 bedrooms and there is a sofa bed in the den, which is suitable for kids.
Q: Do you have a cot or high chair?
A: Yep, just ask ahead of time and we’ll pop them in for you. No charge, just a bit of notice please!
TECH & WI-FI
Q: Is there Wi-Fi?
A: Absolutely. Fast, free, and ready for streaming, scrolling or pretending to work.
Q: TV situation?
A: Two TVs downstairs with all the usual streaming options and three of the bedrooms also have TVs.
KITCHEN & COOKING
Q: Is the kitchen properly kitted out?
A: It is! Oven, hob, microwave, fridge, kettle, coffee machine, toaster, airfryer, pans, utensils, the lot. Whether it’s beans on toast or a Sunday roast, you’re sorted.
Q: Dishwasher?
A: Yes, there’s two – one in the kitchen and one in the utility. There’s also three fridges and freezers (stocked with ice)
LAUNDRY & HOUSEKEEPING
Q: Is there a washing machine?
A: Yes and detergent is provided. There’s also a tumble dryer.
Q: Do you clean during our stay?
A: No daily maid service – this isn’t The Ritz – but you’ve got cleaning bits if needed. For stays longer than 7 days, we’ll pop over on day 8 and do a clean for you.
PETS, PARTIES & OTHER SHENANIGANS
Q: Can I bring my dog?
A: Up to two well-behaved pooches welcome with prior notice. Just no muddy paws on the sofa and there not allowed upstairs. We charge £100 per dog, per stay.
There’s a few pairs of wellies and jackets if you forgot yours and pooch needs a walk in the rain.
Q: Can I smoke?
A: Not indoors. You can puff away outside (respectfully), but please don’t treat the flowerpots like ashtrays.
Q: Parties allowed?
A: Afraid not. This is a ‘wine and a board game’ sort of place, not an Ibiza afterparty. Our neighbours (and our sanity) thank you.
BOOKING & CANCELLATIONS
Q:I want to book. How do we get going?
A: Fill in the enquiry form with your suggested dates and we’ll get back to you within 24 hours. We require a 50% deposit up front to secure your stay. The remaining balance is due 4 weeks before your stay. For bookings made within this period, full payment will be required at booking.
Q: What’s the cancellation policy?
A: Cancellation before 4 weeks – full refund.
2 weeks – 25%
Anything less – no refund I’m afraid.
Q: Can I extend my stay?
A: If the calendar’s clear, absolutely. Just send us a message and we’ll do our best to make it happen.
SECURITY DEPOSIT
Q: Is there a security deposit?
A: Yes, We charge £400 just in case anything goes walkabout or gets broken. It’s fully refundable as long as the place is left in good nick. Basically, treat it like you would your favourite aunt’s house and we’ll all get along famously. We’ll return the deposit to you the day after departure.
